Congratulations on your new home! I still remember how exciting (and a little scary) it feels to finally have your own keys. Now that the boxes are mostly unpacked, it is a good time to think about keeping your home in great shape.
Do not worry. Home maintenance does not have to be complicated. Here is a simple checklist to help you stay on top of things all year long.
First things to do in your new home
- Find your main water shut off. If a pipe ever bursts, you will want to know where it is fast.
- Find your electrical panel and make sure the breakers are labelled.
- Test every smoke and carbon monoxide alarm. In Ontario, you need working smoke alarms on every level and carbon monoxide alarms near sleeping areas if you have a fuel burning appliance or an attached garage.
- Change the locks so you know who has a key.
- Start a home file for manuals, warranties, and receipts.
Fall checklist
- Change your furnace filter and make sure the heat works before it gets cold
- Clean out gutters and downspouts
- Turn off and drain outdoor taps so they do not freeze
- Check windows and doors for drafts and reseal where needed
- Put away hoses and patio furniture
Winter checklist
- Keep the furnace filter clean
- Watch for ice dams along the roof edge
- Keep vents and the outdoor HVAC unit clear of snow
- Keep your home warm enough to protect pipes, even when you are away
Spring checklist
- Test your sump pump if you have one
- Look for any water in the basement after the snow melts
- Check the roof and siding for winter damage
- Get your air conditioner ready before the first hot day
Summer checklist
- Inspect your deck, railings, and stairs
- Trim trees and shrubs away from the house
- Check the caulking around tubs, showers, and sinks
- Look under sinks for small leaks
Plan a small budget for upkeep
Many experts suggest setting aside about 1% to 2% of your home’s value each year for maintenance and repairs. You will not always use it all, but it is nice to have when something comes up.
When to call a pro
Some jobs are great to do yourself. Others, like electrical, gas, and plumbing work, are best left to licensed trades. If you are not sure, just ask. That is what we are here for.
At MAH Contracting, we help new homeowners across Toronto and the GTA with everything from small repairs and installations to full renovations. Thinking about a project? Read our tips on choosing the right contractor.
