Worried About Hidden Fees? How to Get an Honest Renovation Quote

Worried homeowner holding his head, thinking about hidden renovation fees

Let’s be honest. One of the biggest worries with any home project is the final bill. You get a quote, you say yes, and then extra charges start showing up. I hear this from homeowners all the time, and I get it. Nobody likes surprises when it comes to money.

The good news is that hidden fees are easy to avoid once you know what to look for. Here is what I tell friends and family before they hire anyone to work on their home.

Why hidden fees happen

Most surprise charges come from one of three places:

  • A vague quote. If the quote just says “bathroom renovation” with one big number, there is a lot of room for extras later.
  • Things nobody checked. Old pipes, a soft subfloor, or wiring that is not up to code can show up once the walls are open.
  • Changes along the way. Picking a new tile or adding a few pot lights halfway through is normal. It just needs a clear price before the work starts.

What a good quote should include

A clear quote protects you and your contractor. Before you sign, make sure yours lists:

  • The full scope of work, room by room
  • Materials, including the brand or grade where it matters
  • Labour costs
  • Permits, if your project needs them
  • Disposal and clean up
  • A rough timeline
  • A payment schedule, so you know what is due and when

If something is not written down, ask about it. A good contractor will be happy to explain.

Questions to ask before you say yes

  1. What is not included in this price? This one question clears up a lot.
  2. What happens if you find a problem behind the walls? You want to know how they will tell you and how it gets priced.
  3. How do you handle changes? Ask for every change in writing, with the cost, before the work goes ahead.
  4. Is this a fixed price or an estimate? Both are fine, as long as you know which one you have.

Red flags to watch for

  • A price that is much lower than everyone else
  • Pressure to sign today
  • A big cash deposit with no paperwork
  • No written contract
  • Answers that feel rushed or unclear
